Owning the fleet changes the schedule

Demolition is the first trade on site and the one everything else waits behind. When it is subcontracted, your start date depends on a hauler's availability and a machine that is currently on someone else's job.

We own excavators, skid steers and DOT-registered dump trucks, and we haul our own debris under USDOT 4570312. Debris leaves when we say it leaves rather than when a third party has an opening, and there is no scheduling gap between demolition finishing and site work starting.

Permitting and dust control in Maricopa County

Maricopa County regulates dust on construction and demolition sites more tightly than most of the country, because the Valley is a federal non-attainment area for particulate matter. Sites above a threshold size require a dust control permit and a trained on-site coordinator, and enforcement is real.

We handle that permitting as part of the contract, along with the demolition permit itself and any utility disconnect coordination. Water trucks, stabilised access points and perimeter control are planned into the price rather than added when an inspector arrives.

For structures built before 1989, asbestos survey requirements apply before demolition. We coordinate the survey and, where required, licensed abatement, rather than discovering the issue mid-teardown.

The saving on a demolition contract is rarely in the demolition. It is in not hiring two separate contractors and absorbing the gap, the second mobilisation and the finger-pointing where one ends and the other begins.

When we demolish a structure we are usually building what replaces it, so the site is left in the condition the next phase actually needs: graded to the right elevation, with trenches where the utilities are going.
