Why self-performing changes a commercial schedule

On a tenant improvement, the client is usually paying rent on a space they cannot occupy. Every week of schedule has a number attached to it, and that number is often larger than the margin on the trade causing the delay.

The usual bottleneck on a buildout is the gap between the rough trades. Electrical finishes, then there is a wait for the mechanical contractor, then a wait for inspection, then a wait for the drywall crew who took another job in between.

We hold the electrical, plumbing and HVAC licenses ourselves, so those gaps are ours to close. Resequencing after an inspection or a landlord change is an internal decision made the same day, not a round of calls to three separate companies.

The documentation commercial clients need before bidding

Property managers and developers vet differently from homeowners, and usually earlier. Before a bid is even read, most want the license numbers, the bond, a current certificate of insurance and a W-9.

We carry general contracting (KBI, ROC #331028) plus the separate electrical, plumbing and HVAC licenses, and we are bonded and insured with certificates available on request. Additional insured endorsements and landlord-specific requirements are routine rather than an exception.

We price change orders in writing before the work happens. On commercial jobs where a landlord allowance and a tenant contribution are being tracked separately, that written trail is usually the difference between a clean closeout and an argument.

Working around an operating business

Retail and office spaces frequently cannot close for the work. We run after-hours and weekend schedules where the lease or the business demands it, and we stage so the occupied portion of a space stays usable and safe.

Dust and noise containment, protected egress, and coordination with building management for freight access and shutdown windows are planned before mobilisation rather than improvised on day one.
