Why sizing matters more here
Most people assume a bigger system cools better. In a Phoenix summer the opposite is often true. An oversized unit satisfies the thermostat quickly, shuts off, and never runs long enough to pull moisture out of the air, so the house feels cold and clammy while the compressor wears itself out short-cycling.
An undersized one simply never catches up. Once indoor temperature falls behind on a 115-degree afternoon, it does not recover until after dark, and the system runs continuously trying.
The fix is a load calculation done per home: orientation, glazing, insulation, infiltration, ceiling height and shading all change the answer. We run that calculation rather than applying a tons-per-square-foot rule, because the rule is wrong in both directions depending on the house.
