Paint in Arizona fails from the sun before it fails from wear. South and west elevations take punishing UV, and a coating chosen for a milder climate chalks and fades within a few seasons.

We specify elastomeric and acrylic systems rated for desert exposure on stucco, and we do not shortcut preparation. Surfaces are washed, cracks are bridged, and bare stucco is primed before any finish coat goes on.

Interior work is scheduled around the rest of the build so finished walls are not damaged by trades working after the painters. On occupied remodels we mask and contain daily rather than at the end of the week.

Timing matters here in a way it does not elsewhere. Applying coatings to a west-facing stucco wall at two in the afternoon in July means the film flashes off before it can level, and the result is a finish that looks acceptable for a season and then fails.

We schedule exterior elevations around the sun rather than around convenience, working east faces in the afternoon and west faces early. It costs a little more coordination and it is the difference between a coating lasting five years and fifteen.
