Much of Scottsdale's housing stock north of Indian Bend was built between the late seventies and the early nineties. The kitchens in those homes were wired for one oven, one dishwasher and a disposal. A modern package with an induction range, a steam oven, a wine column and under-cabinet lighting asks for considerably more than the panel was designed to carry.

So the first thing we look at on a Scottsdale kitchen is rarely the cabinets. It is the panel, the circuit count, and whether the existing supply and waste lines can move to where the new island is going. Those answers change the budget far more than a door style does.

A kitchen has more trade handoffs per square foot than anything else we build. Demolition, framing, electrical, plumbing, HVAC, drywall, tile, cabinetry, stone and paint all have to land in order, and each handoff is a place the schedule can slip by a week.

When those trades belong to different companies, a single delay propagates. The cabinet install moves two days, which means the countertop template moves, which means the plumber who was booked for Thursday is now on another job for ten days, and a two-day slip has become a fortnight.

Because we hold every one of those licenses, resequencing is an internal decision rather than four separate renegotiations. That is the entire practical argument for hiring a contractor who self-performs, and it shows up most clearly on kitchens.
